Paul’s at the forefront of American housing policy. Tying together YIMBYism, public finance, and public development, he’s building *the model* for American social housing.

Now he’s been appointed to Zohran’s Transition Committee on Housing. We at @publicenterprise.bsky.social couldn’t be prouder!

In 2026, I’m interested in attending fewer bill signing ceremonies & more ribbon cuttings. Because our success isn’t measured by how many bills we pass – it’s measured by how many problems we actually solve.

Excited to see where Piedmont stacks up against its peers.
🚨We analyzed 138 million geocoded property tax records to quantify how municipal boundaries spatially overlap onto economic segregation in every US metro area—creating disparities in localities’ ability to fund public goods. And we made an interactive map of our results! [1/16]

We also uncovered a striking phenomenon of "corporate enclaves": localities w virtually no residents but millions (even billions) of dollars’ worth of commercial property. Examples include the Disney-owned jurisdictions near Orlando and the industrial city of Vernon in LA (profiled by Mike Davis):

You can’t talk about affordability & cost of living without talking about the obscene cost of housing, which is driven by a massive shortage of homes. We’re working hard to make it easier & faster to build more homes in California. We need to take that work national …

In November 2026 the Bay Area will vote on whether or not to save & improve its transit service.

The Bay will also be voting on the next Governor of California.

I look forward to seeing which candidates for Governor also stump for the regional measure to fund transit

This is rich. Connie Chan says she “built real affordable housing, not the Sacramento version that destroys our neighborhoods.”

She points to new affordable housing on Geary: housing that she didn’t build but that *was* built using “Sacramento version” housing laws & $52M in state funds. 🧵

I didn’t fully explain the Council-thing: LA is a weaker-mayor structure than NYC or Chi, with only 15 councilmembers who preside over large territories with mostly low-turnout elections that can be secured by focusing on engaged homeowner bases (more exceptions now to this rule but still true).

On Monday evening a driver hit a person cycling across Central on the Ohlone Greenway, despite the automatic flashing lights when someone crosses.

People walking and biking use this crossing a lot, as it connects to El Cerrito Plaza BART station.

We must slow car traffic to protect lives.

Who knew the Berkeley Fire Department would start eliminating festivals, limiting farmers market sizes, and block safer streets—becoming the single entity in the city working to make everyone in the city unhappy.

We can have nice things without needing to pave the entire city for fire truck access.
