This is prime real estate for a bus layover station (tons of bus lines terminate downtown). Letting this get bought up and redeveloped would be a generational crime. This is the right move.
TriMet GM announced the plans at a Metro transportation committee meeting this morning. The sale isn't final AFAIK, but TriMet has about $12 million set aside for it and the list price is $10 million.
