The oyster bar owners are really good people, which can be rarer than we'd like, and this is the type of small business owners we need to succeed. Make it down there for a meal.

I don't think there's anything wrong with talking about the state of the housing market as a "market failure" but if you are a skeptical of well functioning markets, as many of us are, here's an alternative: the housing market is working as designed, and we should design it to work differently

Last weekend I was biking and a group of teen girls screaming and laughing ran right into the street in front of my bike. I was able to stop because I was going 16 mph on a bike and wasn’t distracted. A lot of kids are going to be acting like those teens today - if you can, please avoid driving.
