I hate QTing myself but I was just reminded of this. Years ago I bought these great knitted slipper boots and the only reason I gave up on them was the sole being unrepairable. The replacement is the same size, a little more and just doesn't fit the same. The knit is still solid.

i do genuinely believe the US can be world-beating in just about any industry, its just a question of investing enough for long enough to make it happen—and the second part is the tricky part

Then maybe you need a cap on how much commerical property taxes go up every year since they feed right down into the annual rent increase.
Interesting: At an event, Bosboys and Poets owner Andy Shallal says D.C. should have some form of commercial rent limits to protect small/local businesses that could be priced out by landlords raising rents. He says he moved his NoMa location after landlord wanted 30% increase.
