Am I in a bubble? Is this really surprising to anyone?
"The researchers estimated the effects of the reinsurance shock on home prices in the ZIP codes most vulnerable to catastrophes... rising insurance premiums weighed down home values by ~ $20k in the top 25% of homes most exposed to catastrophic hurricanes and wildfires, and by $44k in the top 10%."
Rising Home Insurance Premiums Are Eating Into Home Values in Disaster-Prone Areas
Changes in the insurance market have started to affect home prices in the most disaster-prone areas, new research finds, pushing some homeowners’ finances to the breaking point.

46% of active/pending resales in the MLS in Albemarle + Charlottesville are vacant.

For the MSA, that's 42%.

Might have to update my blog post from 2012 when the vacancy rate looked to be 23%.

Monthly note is out. One day I'll get better at writing more succinctly. Or maybe I should write more often.

Either way, November's Note is here.

These are likely system-destroying increases. I don’t think that’s being given enough column space.
Michiganders are sharing their health insurance premiums increases with me… not 10% or 20%, but in one example - $200/month to $2900/month.

Republicans have tried to kill the ACA more than 70 times since 2010, and have never once had a plan for anything better.

Just called John McGuire’s office in DC asking him to vote to release the files. I asked the staffer if they were getting a bunch of calls about this and he said yes. I asked if it’s more than favor or opposed, and he said much more in favor.

Doubt he’ll listen.

What a photograph.

“Nearly two dozen arrested as faith leaders protested outside a federal immigration facility near Chicago…”

Arrested large amounts of peaceful clergy face first on pavement is a pretty good sign you’re not the good guys in the story. www.reuters.com/legal/govern...

This thread is a perfect illustration of why e-bikes are an absolutely mobility gamechanger for so many people.

(NB: We need to forever bury the idea that e-bikes are "cheating")
I was approached by a lady outside the gym today while parking my bike. She was likely in her 70s. She had such great questions about the bike and then proceeded to tell me about her ebike.

She told me that she rode over 600 miles on it last year and was so proud of herself. She was so happy.

Really interesting.

"But as repair costs and insurance premiums rise, resale inventory turnover at decade lows, and many sellers hold firm on price, the case for buying new homes has become increasingly compelling. "
