I discovered the surprising story of what really happened in 2008 (not enough housing) and accidentally became a housing policy guy.

Agglomeration is real. It’s just not the cause of today’s cost problem. The most expensive cities are shrinking.

Providing homes for people to live in is good, actually.

Providing more homes is better than providing fewer homes.

I'm like, "No! You are providing a home for someone to live in. That is not a problem. You're the good guy!"

Geez, the way people think and talk about housing just has people messed up in the head.

It's amazing we don't do more political damage than we do, & we do a lot.

Yeah. I just ran the numbers. Total rate of rejections is at the bottom of the long term range. It's just an artifact of a very low application rate. Probably nothing to be concerned with.

Also, that explains why the number of applications is so low. Maybe the higher rate of rejections is just a side effect of many fewer applications from more qualified borrowers because of high interest rates. It might just be a statistical fluke.

Hm. Interesting. I wonder if the turn down in price trends has led to homeowners overestimating the amount of equity they have.

Wow. That’s quite a combination of trends.

The Fed can’t lower rejections but the administration certainly could. It would be more helpful than a 50 year amortization!

It didn't last long on Broadway, for some reason. The music is by Tim Minchin (Matilda).

I think it's catching on a bit among regional theaters, but it's not necessarily easy to find.

My daughter was Rita in a Phoenix version, so I may be biased.

Groundhogs Day is great too.

We really like the musical, too!
