Such a lovely photo of you & your sister. Given that she has gone, it must feel doubly precious. I cherish the photos I have of my family - and even the ones of me as a young child. It helps keep me grounded.
And seeing your grandchildren (as we do) I am always struck by their likeness to you.
You are so right about this. I’ve taken to printing off some of my favourite photos - I can’t bear to think I’ll lose them. Just finding them on a phone or other device can take hours!

Sure, bigger margins are made on house price increases in the SE, but unless you can/have to move elsewhere, or seriously downsize, that largesse isn't available to you. Buyers are hostages to the market.
It's a case of "be careful what you wish for".
With stamp duty, people factor it into their budgets when house buying. Property taxes are a conundrum. Many don't have a choice: in the South East, with its inflated prices, or cheaper areas, people become hostages to the property market.
