I really wish lay people understood that there is nothing intrinsically faster in at-grade, on-street rail compared to buses. If anything, it has a number of constraints that can make it potentially slower. It's the quality of priority that determines its performance, not the rail.

Big truck abundance is commuting for up to 4 hours a day in an F-150 Texas edition.
If you think this is an unrealistic commute for DFW, here’s one my old manager who moved to DFW from Iowa does every single day

I don't think we could plausibly get this through, but yeah "federally insured mortgages are not available for property that does not meet certain zoning requirements" is a nuke
tie to construction funding, sure. tie it to mortgage financing? NOW WE'RE COOKING
elaborating on "construction funds tied to abolishing zoning"

the 21 year old drinking age is a patchwork of state laws created by tying federal highway funds to a mandate

we do this, but for "municipalities get $x in construction subsidies only if they have no more than x% single family zoning"

Minimum parking requirements create financially insolvent land use patterns.

The two apartment buildings on the right generate six times more in property taxes than the big box store on the left, while occupying almost half the space!

I don’t know if anyone else notices or cares, but when I see a presentation in which the speaker uses obviously generated-AI images to illustrate their slides, it makes me immediately less confident in whatever other content they’re presenting.

given how unpopular Trump is, it’s insane that civil society/universities/law firms are still asking themselves “how do I stay on Trump’s good side” rather than “how do I avoid facing consequences for complying with Trump’s illegal demands”
New Gallup poll shows Trump's approval hit a new low for his second term:
-36% approve
-60% disapprove

His approval among Republicans went from 91% in January to 84% in November

This is so deeply at odds with the vision and history of America. Take pretty much any ethnic or racial group that are part of the American mosaic America today - they have all faced the same accusation. The moment these accusations are turned into policy are some of the most shameful in US history

Thing that I didn't realize until I was an adult is that a lot of people live nowhere near real nature so think that farms are nature. It's a bizarre phenomenon, but it makes sense in places like Ireland or the UK

even in a car-dependent society, there is a spatial and material difference between "everyone's driving 2002 honda civics and volvo station wagons" and the default cars on the streets being crossovers, SUVs, and pickup trucks with poorer front visibility and a longer body than an M4 medium tank
The "firmly-middle-class white-collar people buying a big-ass truck every 4 years" thing is a very different problem, tbf.

i think a lot about how the job of local newspapers even 15 years ago was largely to go to town meetings, events, etc and record what happens there. people in any town in the country could keep track of what their local government and reps are doing, and that pipeline's been all but cut

I've seen people scoffing at this as a "photo op." And I think it might be a photo op. It's a chance for people who need these services to see their new mayor and make eye contact, they can take photos. They can hear his promises and hold him to account too.

I think it's a good kind of "photo op."
