My subtle flex goal by age ~60 is to casually be able to go to breakfast in a neighborhood spot 3-5 days per week, with 0-3 friends, for 30-90 minutes without worrying about how it impacts the rest of my day.

Why homebuyers are struggling: "family friendly" neighborhood-- .25 acre lots, cul de sac, quiet, views, etc. sample 14 homes on one street. Last deed transfers are: 2020, 2005, pre-1996, pre-1996, 2005, pre-1996, pre-1996, 1999, pre-1996, 2004, 2020, 2011, pre-1996, 1997.

The number of successful ski instructor and/or fishing guide to real estate broker career arcs that I have seen defies logic. You barely need a HS diploma to get hired in any of these fields but success comes from soft skill of communicating with wealthy folks.

I have a lot to be thankful for this year, but seeing the 76ers at 3-14 is a true highlight.

My wife connected me with her colleague who is a first time homebuyer in MN just to talk through where they are in their process. They had spoken to a Realtor and a had gotten prequalified up to $400k but, amazingly, they never discussed monthly payments! Buyer agency matters.

My youngest turned 2 in Sept. and he easily knows the names of 20+ animals in both English and Spanish. This, unfortunately, confirms that all 3 kids are now too smart to follow me into real estate.

Pretty crazy that, at this point, mortgage lending to 720-760 credit scores is squelched just as thoroughly as <720.

It appears that mortgage obstruction now even reaches up 760, as the >760 category now has the lowest rate of originations in the 22 years covered by the HHDC report.
