Planned holding period for a property, realistic expectations for improvements (if considering), cost of maintenance, property tax structure, etc. But the biggest mistake inexperienced buyers make with inexperienced agents is not discussing monthly cost of ownership.

2020 buyers likely have rates under 3% and equity up 50-80%. 2005 buyers have refinanced multiple times and PITI is probably 50% of market rents-- value up ~300% or more since purchase. Pre-2000 owners mostly own outright and value up ~600% of original purchase.

Daryl, your primary audience is real estate professionals. This is one of the more stressful professions in existence. Many folks living deal to deal with no safety net.
