like, of course new things cost more than old things. new cars cost more than used cars do. but if you stopped making any new cars, all the used cars would quickly get very expensive both to lease or buy
this could be a complete strawman but I think a portion of bad housing takes involve the tacit assertion that newly constructed housing should command the same exchange price as or lower than for existing housing, which just doesn't make an awful lot of sense

The data I have was by jurisdiction. The 1-year ACS estimate doesn’t break things down for census-designated areas smaller than 65k people. The 5-year estimate, due out in February, should be more granular.

The shrinking of average household size is a national phenomenon but iirc it’s also true that Baltimore City’s on the lower end of the list of Maryland jurisdictions for it.

No you’re correct. The population, until the ACS estimate last year, was still slowly going down, even as household counts increase, and it’s because of average household sizes. Live Baltimore calculated after 2020 that as much as 80% of the post-1950 population loss is a result of that.

Tried to DM this, but have you thought about submitting an op-ed? I feel like the dichotomy keeps getting set up as, for lack of better terms, YIMBY v NIMBY, but I think your perspective is kind of unique as someone whose focus and background is Affordable housing.

Homes barely appreciate, if at all. Owners struggle to maintain old homes while houses on their block go vacant. They (or heirs) too often lose the home or just leave if conditions get too bad, creating another vacant. The choice to add an income unit could help some people buy —or save—a home. 2/2
