City: We unanimously declare a climate emergency! We must make change no matter what the cost, humanity's survival depends on it!

Community: Can we put in a protected bike lane to get more people cycling.

City: No, we'll lose parking spots.

The alternative to an SRO isn't a larger apartment; the alternative is a tent.
Relegalize SROs. Relegalize single stair buildings to enable larger, family sized homes. Legalize townhomes everywhere. Legalize ADUs everywhere. Legalize apartment buildings in more places. Yes to all the homes.

This is identical to Russia invading Ukraine. Illegally invading a country for their resources and likely killing thousands—if not more—is immoral and should not be supported by anyone with any shred of moral conscience.

A plan that ignores and excludes Ukraine and Europe is poised for nothing but failure.
Once again we’re watching the same pattern repeat itself. The United States and Russia discussing Ukraine’s future without Ukraine.

They are secretly negotiating a new “peace” plan for Ukraine under the leadership of Vitkoff.

Horrific.
The moment a missile hit a residential building in Ternopil.

For now, Russia has killed 25 people in Ternopil, including 3 kids, and injured 73 more, including 15 kids.

Good morning readers; Kyiv remains in Ukrainian hands.

In the towns near Ukraine's frontline, Russian FPV drones hunt civilians, a new tactic called a "human safari".

Yana, who lives in Kherson, regularly sees these drones and the damage they cause.
Russia’s disturbing human ‘safaris’
Violating the laws of war, Russians have created a sick game of hunting civilians with FPV drones near the frontline. We take you behind the scenes, to the people most affected.

LIHTC expirations and early exits already have been a factor in STL City's loss of affordable housing. It's only going to get worse unless we have a robust, actionable plan. This includes alternatives/supplements to LIHTC for production of affordable housing directly serving lower-income residents.
Since the LIHTC program was created in 1986, the number of LIHTC units has risen every year as the program has become the major generator of affordable housing in the US.

Because of affordability expiration, however, the number of LIHTC units is expected to begin falling over the next decade.

Really strong results so far in VA and NJ. Some quick calls!
This is shaping up to be a spectacular night for Democrats. Still. a long way to go, but hard to find a bright spot the GOP can count on at this moment.

Important and expected flip tonight. Remains to be seen whether Jones makes it across the finish line - I think it'll be fairly close and would give him the edge.

Seems the IR subfield is so committed to the patron-client/proxy conceptualisation of allied relationships b/n bigger and smaller countries that it often can’t contemplate that the smaller state has agency and drives the relationship. Maybe that accounts for the failure to understand the Ru-Ukr war…

There are three important propositions on the ballot (2, 3, and 4) set to ease barriers toward affordable housing production.

But they seem anything but popular with the city council!
