if seattle had this we could build mass timber + passivhaus 15- to 20-plexes w/ abundant community space

the numbers work.
Oregon's new statewide model zoning code includes a huge density bonus for community land trust & limited or shared equity co-op homes if all are affordable at up to 120% of median income.

Putting land into shared ownership for 90+ years gives you 3 additional stories, up to a total of 6!

Water and control of critical minerals: so very much more important.
Keep our eyes on fundamental priorities, Canada.
Dairy markets are important.
Water is life.
Sovereignty over what’s actually beneath our feet is territorial integrity.
What does U.S. want from Canada to renew CUSMA? Trump’s trade rep has list

- Diary market access
- Access to Canadian sovereign waters
- No regulation of Google, Meta, OpenAI, et at
- Control over critical minerals in NA
- Preferential access to provincial tenders
