Upzoning plus the large lots of uptown Oakland worked amazingly. Highlights both the promise of zoning reform from efforts like SB79, and also the need to make apartment construction on smaller lots easier (single stair reform) if we want to replicate this success.

Every so often I look up the rents for the Nook on Valdez, a micro-unit project in downtown Oakland built about 10 years ago. They are currently renting units affordable to people at 45% of AMI. This is a market-rate project that pays property taxes.

Every new multifamily apartment in California has an affordable component. Many cities rezoned by SB 79 have not built any multifamily housing - the cheapest housing type - for decades.

And the parcels rezoned by SB 79 can be used by nonprofit developers to do 100% affordable on more sites in CA.

In 2024, AC Transit's hydrogen bus fleet achieved an availability rate of 43% (for the 2018 variety) and 64% (for the 2022 variety). Essentially you need twice as many hydrogen buses as service you want to run actransit.legistar.com/View.ashx?M=...

You can replace a diesel engine for $35,000 and then run the bus for six more years, about eleven years of revenue service for twelve years of useful life by AC Transit's estimates.

These hydrogen buses cost $1.6 million each and you get three years of useful service out of them.

A six year old bus is “near EOL”? At 43% reliability this means you are procuring a total of 2.5 years of revenue service when you buy a bus.

This is in part due to state and federal rule making that treats hydrogen as "zero emission" despite the fact that most hydrogen is made from natural gas (which is partly why Chevron is supporting hydrogen so much)
