I'd say institutional trust has been destroyed -- it's been declining for years, but now you can't trust any official communication, arrest, indictment, regulation, etc. A government cannot function if the populace has no faith in it or its institutions.

Real estate agents who have become rich shoulder some of the blame too for encouraging the increased values from purely cosmetic changes instead of structural stability, needed maintenance, etc. because all they care about is their commission.

and decades of house-flipping which artificially inflated the values of homes. Imagine if you could take a $2500 car, give it a paint job, and sell it for $3500. It's still mechanically the same, but *looks nicer* and that's enough to increase the value? House valuation is a scam.

Too many people falsely equate with "AI is just a tool to add to the toolbox..."
Does a paintbrush jump out of your hand and paint what it wants? Does a typewriter churn out lines of text on its own? AI is a fundamentally different kind of 'tool' the artist can't 100% control
