Folks if i had a nickel for every time i have asked someone "what decisions will this data help you make?" I could subsidize housing preservation in Crozet all on my lonesome
Monaco asks "what decisions is the county gonna make" based on this data. Tax breaks for identified units?

Mallek is talking about the downtown crozet special zoning district. Says height is one limitatuon. 4 is fine, but Piedmont Place had to get a Special Use Permit for 6 stories (everything else was by right). Is suggesting this is a good model, lets development avoid "constant negotiation."

How is turning on dwelling into 16 gentrification? Crozet has walkable parks and an easily accessible fantastic urban trail system. Tons of green space in and around the community. Not every house needs a large yard to be accessible to outdoor activities.

Ewa Harr would like to hear from the Crozet Park development committee, I think about the improved swim/fitness facilities planned for the park.

I read in the Crozet Gazette that things are starting to move for that project. It'll be funded by donations, so thay will be a hurdle.

Supervisor Mallek says RWSA is doing a water supply study for Crozet that will be complete in May.

She also says updates on Eastern Avenue are probably coming in ~7mo.

On school capacity, she says wait for the school board to "figure out what theyre doing."

Barnes Lumber update is apparently coming too, which I take to mean updates about the planned Crozet Square improvements.

We're gathering ideas for topics. One suggestion is updates on school capacity (especially WAHS) in light of continuing growth.

Genuinely have no idea where these people think everyone who works in Charlottesville and Crozet is supposed to live. So many people commute over the mountain .

I know I’ll have my say later, but I am very frustrated that there is a Crozet Master Plan with zoned density to support this. Very frustrating to create plans, have public input and create zoning, and then say “nope!” It is bad policy and operating in bad faith.
Commissioner says he supports density "at the cost of quality of life." He feels like this plan is undercooked, especially with respect to interconnectivity. He also thinks the density of the townhomes on the northern end is inappropriate. And he thinks the green space is "underutilized."

Me: I think the nature of development, especially where it's hilly, is that some areas will have more than the recommended density while others have less. We have things like height requirements to make sure we don't end up with a 1000ft tower in the center of Crozet and the rest undeveloped.

Commissioner asks "what's the appetite" for walking thrift a meadow of grass with snakes etc. Shimp says "I do it as often as I can." Crozet loves trails, I'm surprised by this question.

I'm at the Albemarle County Planning Commission meeting to speak in favor of a ~20 unit infill development in Crozet.

Staff hasn't recommended approval of the rezoning request. The 6 unit/acre density is consistent with the Crozet Master Plan, but staff is concerned about poor street connectivity.

I see no solution to affordable housing crisis w/o subsidies, more employers close in to Crozet, & non-vehicular infrastructure.

One of the action items in the 2021 Crozet Master Plan is a NOAH study (and subsequent action to preserve NOAH stock). It's been back-burnered as the comp plan revision took over the county offices, but now may be a chance to kick it back into action.

The Crozet CAC meeting on Wednesday should be super interesting! (I do chair that body; I don't speak for them here, I'm just a little guy posting, etc etc). we've got a super energized group of people who want to actively use the CAC for good, so 2026 topic planning should be engaging.

The riparian buffers discussion should be interesting. Stream buffers have been a hot topic in Crozet in the last few years, ever since it was discovered that a developer planned to build over an intermittent stream. I've read the new draft text; mostly just looking forward to the conversation.
