I LOVE living in a neighborhood where I can jog a few blocks and run across a neighbor gardening and stop to chat.

I LOVE living in a neighborhood where I can walk to a coffee shop and sports bar and grocery store.

I LOVE living in a neighborhood with a bus to downtown that comes every 10 minutes.

I'm pro-housing.

It's hard to explain just how good that competition is for housing costs. Here's a live look:

A high-rise across the street from 1212 Laurel (Pullman) added 300 new condos just 16 months ago and another tower less than 0.5 miles away (Emory) that opened 312 more condos this year.

Rents in the cheapest, oldest apartments (Class C) are dropping wildly!

But ONLY in cities that just delivered tons of new apartments.

Building new luxury apartments keeps the cheap ones cheap!

Franklin real estate agent living in a Nashville house her parents own is mad a big vibrant city is evolving to allow more homes for more neighbors.

If she wants the suburbs she can just go home. This attempt will fail and that failure will embolden more Nashville councilmembers to support housing.

We have a range of choices to "maintain" our neighborhood:

Maintain current laws & watch existing attainable housing get torn down for $2M new builds.

Or

Maintain affordability for neighborhood characters to be able to live here (allow more, smaller units to compete with those $2M new builds)

The latest product of Nashville's "Neighborhood Maintenance" zoning conventions is this 6 bed, 5 bath, 3 story, $2M house.

The neighborhood that the zoning is purporting to maintain is full of 800-1600 sq ft houses that sell for $300k-$500k.

You need to make $400k+ a year to afford the new house.

Downtown Nashville’s best block for street trees and great sidewalks is also one of its worst for buildings that engage with pedestrians.

Need a councilmember who is willing to push back on that because NFD is running 8 or 9 of these agile little guys, including up at station 29 in Inglewood.
