To stop the inflation of sandwiches, my city government could zone for an abundance of sandwich shops, leading to a sandwich shop renaissance.

(They should also make it cheaper for sandwich artists to live near the sandwich shops in which they work by unlocking a bunch more apartments & townhomes.)

Instead, Nashville's elected government and bureaucracy prioritize the wealthy homeowners' loud voices by limiting Nashville's growth in both housing and businesses to its loudest, busiest, and most dangerous major roads, increasing both housing and business costs for everyone else.

Nashville's neighborhood commercial corners are beloved, from The Nations to Inglewood to North Nashville to Hillsboro. Our zoning laws artificially limit the places where Nashville residents can run their businesses - and the Planning department has no plan to address this issue.

The outcome is that Nashville's small business owners are in their own gentrification cycle, being priced out of growing neighborhoods by luxury brands and national chains in places like 12 South, Hillsboro Village, and 5 Points while also losing existing storefronts to big developments on the pikes

But the scope of this "Housing and Infrastructure" study is narrowly defined as just housing - neglecting the commercial, retail, and business infrastructure required for (and supported by) an additional 90,000 new housing units - a 30% increase over 2020 Census households.

Nashville has a well-documented housing shortage, with one study showing a 90,000 shortfall in homes by 2035.

But Nashville also has a shortage of commercial space, leading to ever higher commercial rents & the death of small businesses in booming neighborhoods.

In over 2 years we’ll review the zoning code to see if our application of 100+ zoning classifications (matrixed across 6 transects) is working for all Nashville residents or just our landowner class.

It’s really hard to know so the review might require a year of staff work and community engagement.

Franklin real estate agent living in a Nashville house her parents own is mad a big vibrant city is evolving to allow more homes for more neighbors.

If she wants the suburbs she can just go home. This attempt will fail and that failure will embolden more Nashville councilmembers to support housing.
