Rusty Rust Belter With A Spring in My Step. President, Saint Louis Society for the Preservation of Two-Fams
The 80 townhome project adjacent to I-44 on The Hill has received approval from the Planning Commission. The old school buildings are cleared and construction could begin before too long.

Excessive TIF is bad enough. But piling on even more tax breaks seems particularly bleak.

BOA #HUDZ Committee hearing: tinyurl.com/yvry6yp4
#BOAbb83 was added to agenda Sunday at 8:16 p.m.
For tax breaks, BOA often acts to minimize opportunity for public comment/opposition. See quoted post for why BB83 is a racket
#CortexTIF means 0 sales tax revenue for city coffers!

The collapsed home that was under construction has been cleared. At least one of the neighboring homes also was damaged by the fire (see blue tarp at the rear of a home that as sold shortly before.)

- Progress on "Brewery Lofts" conversion of a warehouse
- "Lion House" major reno continues. Lions gone?

One of my favorite repurposings of a Catholic Church was St. Liborius on St. Louis’ Near Northside. The church has since burned down, but what a cathedral to community that it continued to be during its time as Sk8 Liborius.

What happens to vacant churches is such an interesting topic and I’ve recently posted some adaptive reuses of churches in STL’s Benton Park n’hood.. Here’s another one that’s now housing. The former Olive Branch Presbyterian on Sidney is now a four-family. I hope to move on to the FPSE n’hood soon.

Speed Hump Me, St. Louis!

(School crossing traffic sign with a speed hump sign underneath it with “ME” spray painted on it in front of a newly renovated one story two-family building — most likely originally commercial spaces. Some nice fall color on a street tree. In TGS.)

Not quite in the mood to do any Two-Fam Termination Tuesday posting, but here’s a post for the more appealing Two Townhome Tuesday. (Across from Fremont Park in Benton Park. Infill; no property tax abatement.)

Oh, wow, the rumors that a very expensive home was coming to a parcel in the lower right pic were true. I think there'll be another home coming as well there. (It's a demo and replace projects, btw; iirc four smaller oldies were cleared.)

I believe St. Agnes Catholic, like Ebenezer, also opened in 1891 in Benton Park. It closed in the 1990s. Ownership has flipped around a bit since; the current owner picked it up a couple years ago; not sure of any specific plans. The old school a few blocks away was turned into condos in the 00s.

oof... it appears that Cupples Warehouse (now Stadium Lofts), 1818 Washington, 1901 Washington (Tudor Building) and Paul Brown Lofts, all downtown, have recently ended or are in the process of ending their affordable housing obligations with early LIHTC exits. Several hundred units in all.
LIHTC expirations and early exits already have been a factor in STL City's loss of affordable housing. It's only going to get worse unless we have a robust, actionable plan. This includes alternatives/supplements to LIHTC for production of affordable housing directly serving lower-income residents.
Since the LIHTC program was created in 1986, the number of LIHTC units has risen every year as the program has become the major generator of affordable housing in the US.

Because of affordability expiration, however, the number of LIHTC units is expected to begin falling over the next decade.

Sixty years ago, Percy Green made headlines when he scaled the Arch to protest discrimination in the construction trades.

Mr. Green's courage has inspired generations of activists. It was a pleasure to welcome him to the Board of Aldermen to present him with a resolution in his honor!
