I've had a similar thought about pawn brokers and thrift shops near me, on a micro level.
Businesses are closing? Bad signal.
Those businesses are pawn shops and thrift stores though? Could be a good indicator, OR a horrible indicator...

We have a few office>residential conversions that have started in my small quadrant of Atlanta, which seems like a good use for them.
I say "started" because they got the approval over a year ago, but so far literally nothing has matriculated yet
