Inclusionary Zoning Updates Information Session
Inclusionary Zoning is a policy tool that requires affordable housing in new residential developments located near public transit. In November 2021, Toronto City Council approved a policy that required new developments in certain protected major transit station areas to include 5-10% affordable housing for 99 years. This amount was supposed to gradually increase to 8–22% by 2030. The rules would take effect after September 18, 2022, or once the Province approved the designated protected major transit areas.

We’re continuing to plan for more mid-rise housing along Toronto’s Avenues as part of Phase 2 of the Avenues Policy Review.

Avenues are major corridors across the city supported by transit, shops and everyday services. They’re key places where new housing and growth are planned to happen.

Today, the Province of Ontario approved, with modifications, 120 Major Transit Station Areas and Protected Major Transit Station Areas in #Toronto. The decision increases building heights and densities near transit and supports more housing options for these areas.
