Colouring properties by number of actual units minus how many median income earners would be needed to render each property affordable by the criteria of not spending more than 3x their income on the purchase.

IE: red is less affordable, green more affordable.

Yes, although not really on the peninsula (barring a few minor exceptions).

These uninspiring apartments on Albro Lake are 23 units, but would only need 10 to be affordable at the median income.

Totally Unrelated: I did some work over the weekend to update my district revenue/cost-to-service model, adding in a mechanism to estimate costs for commercial properties.

Playing around with have an algorithm auto-sort smaller neighbourhoods into different levels rurality/urbanity based on the city's cost-to-service categories.

The peninsula side of the Northwest Arm gets classified as suburban low-density.

Bike lanes are 1.5m wide, minimum width for a bus lane is ~3.3m.

2x1.5 = 3, 3m < 3.3m
