The Capstone Property Group’s President’s House plan would drive hundreds of cars into a historic, residential neighborhood without a real traffic plan or adequate parking. This creates gridlock, unsafe crossings, and spillover parking on neighborhood streets. Athens deserves better.

Athens friends: Open Letter from the Keep Athens Local neighborhood group opposing the proposed corporate hotel intended for the UGA Presidents House site on Prince Avenue— much too large and problematic for that site in that historic neighborhood:

Myth: “The project has been dramatically reduced and is now neighborhood-friendly,” says Capstone Property Group.
Fact: Even at 72 rooms, the hotel is still 5× larger than zoning allows and 4× larger than the original structure, with inadequate parking, noise, lights, and traffic impacts.

Don’t be fooled by the phrase “scaled back.” The outline in red tells the real story.
Capstone Property Group’s so-called “smaller plan” for the President’s House actually paves nearly the entire property, overwhelming the historic property and neighborhood.

An oversized development doesn’t “fit the fabric” of a historic neighborhood – it unravels it. Athens can grow without sacrificing scale, safety, and character.

🎤Outdoor event space.

🗣️Late-night restaurant noise.

🚗 Insufficient surface parking and bright lights just feet from neighbors’ backyards.

❌This plan puts hotel profits over residents’ quality of life.

Re: UGA President's House development.
Neighborhood zoning laws exist to protect communities – not to be waived for oversized corporate projects. This decision opens the door for more incompatible developments citywide. Get the facts ➡️

The developers claim it’s “scaled back,” but the numbers tell a different story.
➡️ The revised President’s House plan includes 120% MORE hardscaped surface than the original. More pavement means more flooding, more heat, and more runoff and less history preserved.
