Minimum depth requirement for a commercial space only makes sense if you're trying to regulate small businesses out of existence. We need more small spaces, like <200sqft that don't cost an arm and a leg to rent.

We had good discussions on the options available for this sort of reform advocacy, and a general agreement on how modify the tax incidence of property tax to reduce the “one big cheque” salience that makes it so much less popular than income or sales taxes.

It’s my hope that revenue neutral LVT / property tax reform, along with the removal of other property improvement taxes like DCCs or IZ through either direct funding or a bonded infrastructure model, is the path forward.

A 6 million dollar home on Abbott pays 20% less per acre than a typical fourplex on Stockwell where each unit is worth 700k.

My hope is that a non-partisan group of ordinary BCers could make an informed choice for both Provincial and Municipal elections, with PR implemented provincially in time for 2028, along with the option for STV being offered to municipalities in 2026 or 2030.

Our design also suggests that 701 assistance is linked:

- To more complex zoning!
- With greater adoption of quotas on permits, and of inclusionary zoning!
- To more bargaining for community benefits, where we leverage newspaper reports!

Still really need pro-rep in BC too.

I would love to see some kind of binding CA for 2028, even if the system proposed was the same as 2005.

Not ideal, but a vast improvement.

Notable that community survey results on these corridor studies focused on the need to improve transit, ATC, and pedestrian mobility, along with better / greener public spaces.

Unfortunately, the capital plan suggests something different.
