A very important point from kendal

Renters are part of a community too.

Grinds my gears when someone says that an apartment is going to disrupt, or often you hear destroy, a “residential” neighbourhood.

What is an apartment, but not a residence? A rental is a place to live.

Thanks to Common Wealth Canada and Ken Yang for putting this on, along with Janning, Martin, and @1alexhemingway for being excellent panelists

Lots of good discussion on the importance of revenue neutral tax shifts to improve productivity, spur economic growth, and reduce costs

A 6 million dollar home on Abbott pays 20% less per acre than a typical fourplex on Stockwell where each unit is worth 700k.

Hope to see you there tonight.

Panel on tax and housing policy policy at SFU.

Discovering a vice tonight.

Very good stuff.

Check out this high quality (and unique) new build ATC in Neuvo Vallarta.

All the intersections are U or Roundabout so the centre-running nature works. 4 lane road, 2 lanes per side.

Level crossings or good curbing for smoothness.

Very popular with shoppers and tourists. Bad trees for shade.

Grocery stores do not have 30-40% margins this is silly.

If you want to talk about food costs you need to begin with supply management.

Still require top quality, without supply controls.

No coincidence that Montreal has a very different infrastructure funding model, better zoning and building codes, and, frankly, infrastructure investment that is tied to better housing performance and community planning.

The “smaller tree inside of a tree” approach to me hanging my parents’ Christmas lights.

About as high as I can get with a ladder and pole.

Complete depolarization. Rutland to the right of upper mission (arguably) is a first.

Dilworth and Glenmore likely decided this. I can’t believe how red south central is too.

Some very sobering comments from an anonymous commenter on the state of some of the supportive housing projects in Kelowna.

The kicker: Image

Really hope to see more elected officials act with far more urgency on a pro-abundance and productivity agenda. So critical that we focus on doing more with less -> because with these tariffs less is happening whether we like it or not.

Presentation by KPAC at the rotary next month. See you there. Should be interesting!

If you have some time this weekend, consider supporting some local community theatre this weekend by attending at OC..

Michael Minions and the volunteer team at Red Dot are excellent service leaders and community volunteers. Appreciate them a lot.

Hope to see plenty of my mutuals there in Vancouver. Highly encourage attendance at the Victoria one as well - @davethompsonvic.bsky.social will be an insightful member of that panel along with Andrew Rose and some other esteemed panelists.

A very good lineup for some meaningful discussion.

This is not a LVT.

It annoys me that she’s toxifying the waters on LVT by making it just another luxury home tax that is applied only on expensive property. Total misunderstanding of what it is and how it should be done.

Friend of mine did this yesterday in the cold and rain.

It’s not worth it but dang I wish this route was paved. Would be exceptionally popular with tourists with a couple overnight cabin / camping spots.

Lots to learn from Paris when it comes to suburban high street pedestrianization or LTN design, along with rationalization of appropriate tree canopy coverage to deal with heat effects of new home construction.

Homes vs trees is not a zero-sum game.

A good point from Michael Wiebe.

This is a good general rule.

The patios that see a lot of use are either on low traffic streets or in pedestrianized areas.

People do not want to live, sit, or eat next to noise. Yet our planning focuses a lot of restaurants and homes in those spaces, generally.
