Yeah, but 30 year also gives that. Maybe the extra cash could offset mortgage insurance payments, meaning a smaller down payment? idk

A 50-year mortgage means you're basically not building equity in your home; when you sell, you'd probably be lucky to break even. It could work if you hope to stay in the home for 50 years, but it'll limit your options.
