I think they know (cis) men are the real threat, but project all their concerns (wrongly obvs) onto trans women instead. Their cis male backers must be delighted; all they need do to "support women & girls" is join in the punching down. No need to challenge misogyny or examine their behaviour 😉

Flat would be easier for her to manage as well. As one gets older it is ideal to move/downsize *before you need to*, the longer she waits to move, the more difficult it will be. Could be push she needs!
