Not many ex Presidents would have been game to take part in Newcastle’s Lord Mayor’s parade as the thoroughly decent, honourable and fun loving Jimmy Carter did. I remember it fondly.

Does it need a Consultation/ is it required? Because the urgency of the housing crisis requires action on RTB rather than consultation on it. Otherwise a gap is opening between rhetoric of “pulling out all the stops” and a more leisurely pace in reality.

Ezra Klein shows scale of Uk housing ambitions (and challenge) when he says: Harris’ call 3m new homes in U.S. means “You have to cut a lot of red tape at the local level and change a lot of processes to get there.”
So (only) double the numbers in the whole USA says more about UK ambition than U.S.?

A deliberate decision:

- New Towns have a long lead in time, almost certainly beyond the current Parliament;
- Excluding NTs from the 360k 'target' should discourage LPAs from relying on NT delivery in the short term.

One of the challenges in delivering an ambitious 1.5m new homes in a first term is scale,as this piece suggests.

But it is also pace. There’s a task force to determine newtown locations not due to report for 12 months. Even with planning reforms, that’s not long for designs,approval & construction.
