1) consider rent payments to deduct from your anchor citizen account, ACH to owner and on time
2) make sure all occupants or # of occupants are listed on lease. Do not lie
3) do not run a business or have commercial vehicles at your house
4) read your states tenant law brochure. Read it again

With the recent firing of the HUD whistle blowers I recommend, again, that all tenants get their leases in order. Cover your asses. Your protections will dwindle. Also all non citizens should have an anchor citizen on the lease. Protect your housing & your assets. Seek legal advice I am not a lawyer
