So if you look at, say, R8 Edgefield, overall it's about 80% white. But drill down at the block level, about 90% of Black residents live on blocks with pre-downzoning multiplexes.
Same for SE Nashville apartments: their Census blocks are diverse while the surrounding SFZ blocks are majority white.

The zoning code historically allowed apartments in most two-unit zones (no SFZ yet) via codified conditions.
Over 20,000 units were built from 1968-1975 with this method, which is 1-in-14 homes in Metro Nashville today.
Few of these have been rezoned to align with modern density regulations.

3. It treats outcomes as independent conditions. While SFZ property empirically, undeniably correlates with costlier housing at tract/block level, far-flung (and, frankly, undesirable) areas of the county tend to be dominated by SFZ precisely because they lack land value pressure. LIHs move there.

This is and has always been a wildly inappropriate use of data.
1. Tract-level % of acreage under a certain zoning class has ~no relation to built form. The post-Fair Housing apartments in SE Nashville are in majority-SFZ tracts. The proper level of analysis is block demographics within/vs. tract.

Yeah, Seattle builders do Philly Trinities (one room per floor) b/c land costs too much for proper rowhouses (2 rooms per floor + service core) to work.
If only there was SOME way to sell stacked units, finance 2-4 unit buildings, or build townhouses on cheaper (i.e., SFZ) land 🧐

Ich habs heute ausprobiert, 7,5 Std Nachtschlaf, 2 Std Vormittag- und 1 Std Nachmittagsnickerchen und ja, ich bin immer noch müde.
