I studied Land Law in the 70s too. And later practised in conveyancing (!) And even later I taught Land Law. Street v Mountford still there.

Ooo fancy! To be honest, I am on my Winter of Not Working, it is bloody tiresome how much conveyancing stuff there is everywhere.
I even had to do a survey about how to speed up conveyancing🙄
It's not upfront information BTW

Perhaps he is looking to buy. Do you know anyone who could handle the conveyancing? Someone with experience in handling high profile divorced couples who might give a bit of stamp duty advice?

The seeming (in)competence of conveyancing companies and letting agents is being exposed at the moment. Much to the dismay of Raynor and Reeves.

Always remember the list of totally mad things a conveyancing solicitor mentions to you at the last minute... most of us are just clueless about risks and rules. Understandably tbh

In this case it's a wife and husband team (she's the senior), and I feel they might be living the conveyancing equivalent of Fawlty Towers.

@WiteWulf Solicitors see conveyancing as money for old rope and hand it off to a junior to do at their leisure. Everyone has some kind of horror story about their role in the process, but like everything else entrenched in this country, there isn't the will to do anything about it. You'd think […]

It could liberate him to get a job as a solicitor doing conveyancing. As long as no brown people want to buy a house it should be ok. Maybe he could get a job with Danielle Weiss? Those properties in Cyprus being snapped up by patriotic fleeing “Israelis” won’t check their own land registry entries!

Soooo…. I’m buying a small business and need to appoint a solicitor to handle the legal side - business acquisition and conveyancing.
Any of you that follow me/see this do that, or know anyone that does? Let me know… thanks.

I can believe it.
I’m not a property lawyer. Never studied conveyancing.
But I was one of the early adopters of the legislation that allowed leaseholder to force the purchase of the freehold way back in the 1980s and that was quite bad enough- altho’ we got it done in less than a year.

I also did this recently, and did have my ID checked--from the itemized conveyancing bill, "ID & compliance check fees" ended up costing £69.90. In practice, similar to the verification required for opening an online bank account.

In effect it doesn't even matter whether it's true or not. It could well be "true" - some estate agents specifically charge to verify ID, others include them in conveyancing fees. In Denmark IIRC they use MitID (free). Labour's problem is people don't believe it regardless.

I'm not really batting here for digital ID's, but... is your argument that we shouldn't pursue things that improve complex processes? Particularly one as *unfailingly awful* as the UK conveyancing process?
