Granted, "subsidized" 2BRs were sold in the $500-600K range and have ~$750 monthly condo fees.
$500 PSF probably doesn't break even for high-rise in high-cost Hawaii, but it also isn't exactly "deeply affordable"

Timing has been impacted by the short Congressional calendar.
Overall DC-area room rates only just now met 2019 levels, as oddly demonstrated by Arlington Co's nonexistent HQ2 subsidy (which is paid out of hotel tax growth)

& since the case has added potentially dozens of defendants, it has become way more complicated and labor-intensive = costly to pursue. We'll know in a few weeks if they can find another lawyer naive enough to take on the county.

Apparently the NIMBY side ran out of money to pay their lawyer (counsel withdrew 11/14) -- way to end with a whimper rather than a bang. Plus, the judge currently assigned to the case just ruled in favor of Alexandria.

I'm just now seeing this 2024 report, but as @ebwhamilton.bsky.social predicted, most popular project type was 3-unit townhouses -- e.g., the largest bldg possible under IRC + conventional SF mortgage financing

DC stacks its housing subsidies and IZ requirements onto AMI because the feds will use AMI regardless -- just like DC stacks its local nutrition programs onto federal SNAP qualifications. Stacking our programs onto national standards makes our resources go further.

What isn't working is to zone only for new housing in downtown high-rise buildings, where units cost ~$1000 PSF, and then requiring said high-rises to have 1,000+ sq ft units. That's a recipe for requiring $1M units -- not at all helpful for middle-class families.

This works because low-rises (townhouses, duplexes, multifamily up to 3 stories) can already be built as point access blocks. That means no interior corridors and lower costs per sq ft. Per-sq-ft costs matters all the more when units have to be 1,000+ sq ft!
