There is too much statistically going on not to be suspicious.
It feels like the circumstantial evidence is overwhelming but it could be confirmation bias.

Agree with most of this. I don't agree with the last sentence though. Many don't want the Wrong People, true, but they're not willing to pay a premium for it.

I live in Orange County, and prices there are artificially high because there's quite a bit of offshore investment $ driving pricing up.
