It was actually legitimately crazy profitable 5 years ago to get into the self-storage biz. Pandemic-era accumulation and all. But that encouraged so much entry, especially by big corporate investors, that it's much harder to make an easy buck on it any more.

This red arrow here points to Qtrs 1 and 2 of 2008, but the recession had been underway Dec 2007 (retroactively determined by the NBER). The Federal govt had even issued stimulus checks at this time (Feb/Mar) to avert a recession, but this specific phrasing doesn't take off until 2nd half of 2008.
