Real estate is illiquid & cyclical, so if it underperforms you jeopardize both retirement & investment. Plus, there’s double taxation. Loan repayments are after-tax, & withdrawals get taxed again

Or leave the money in the 401k (as you should) and invest in something that returns 4%.
