This is at least in part not a gentrification phenomenon as it's usually understood, much of the African American pop were homeowners in Ingleside and Bayview who sold. Not sure how or who leadership failed there

All absolutely true but what this kind of NIMBY doesn't understand is that zoning liberalization's effect on 70s- and 80s-era SFH values will be positive and the knock-on effects for everyone will be enormous -- every service these people pay for will be cheaper

Maybe you're seeing extreme point LV volatility because absent LVT the highs were exaggerated too i.e. land supply/liquidity during loose rates was too constrained
