My Italian nonna made risotto from Uncle Ben’s. Possibly, that’s the only kind of rice she could find in Virginia, but to this day risotto with arborio doesn’t seem quite right to me.

True,but corporate/institutional investors buying properties is also a big factor. This started to accelerate in 2008 due to changes in investment rules, and is accelerating again now. According to this, 25% home sales are to investors right now.
