It’s way beyond my depth, but my understanding is that renewables + batteries — while way cheaper than before, might not be cheapest option (look at offshore wind range which exclude storage). Rarely used gas plants could still be useful decades from now for resiliency

Good demonstration of “studying as a replacement for action” form HRM. Someone is studying it, no one willing to put their name on it, and no one to explain why they missed a chance with the redevelopment to get more space

My biggest pet peeve is acting like rents are a pure cost recovery pricing. Obviously not! Rents would not be this fucking high if you were just collecting costs + profit. There are excess returns out there, and I would expect higher property tax or utilities to not raise rents

That's definitely an obstacle - but that's where the railroad matters (long haul trips). Prince Rupert is far smaller and more isolated, but has gone from zero to 2x Halifax in a decade
