If they want the trust to preserve affordable housing and keep a place for people in the neighbourhood that's fine by me. This looks a lot more like trying to control the composition of the entire neighbourhood and I'm not on board.

There's an idea that land trusts will align the incentives of the trust with growth (the land becomes more valuable and helps more people if you develop it) but there's also seemingly a strong idea of a land trust as a new form of members club to control the demographics of the neighbourhood.

I don't think this is behaviour that is remotely consistent with the ideals of a community land trust organization. If you want the model to succeed you have to show the public you aren't just going to act like a bog standard residents association opposing change.

Yes it will be interesting times when construction resumes (which may be sooner than I thought?? So many applications at TEYCC this month). Many different options that weren't available before. We'll see what pencils and what needs more tweaking.

Plenty of pessimism on my end about our built form policies but for the most part what we're building now is better than what we built in the 2010s which is better than what we built in the 2000s.

Beyond a certain level of traffic, you should dedicate the entire street to transit, dead-end half of the crossing streets, build platforms capable of having 2-3 buses stop simultaneously and/or stagger them.

Fundamentally, there is no way to do effective TSP in through gridded street layouts
