I would want to build the Robarts library (brutalist peacock fortress of doom) with a cutaway that includes the interior of the Thomas Fisher Rare Book library, probably the most beautiful interior in Canada (as seen in Star Trek: Discovery)

Feels like there could be lessons learned from Betrayal at house on the hill style games for what you're talking about, where you're doing things that effect part two, but you can't know if it's helping or hurting you until the structure of phase 2 is revealed.

Joe Hill is fun. I liked the Locke and Key comics a lot, and the book Horns. There's an air of magic + discovery to them - even though they're technically horror. To paraphrase Ian Malcolm, they've got some oohing and aahing amidst the running and screaming.

I was thinking given your body of work, that fantasy horror would maybe be a good gateway - Happy Hour in Hell by Tad Williams felt like reading horror at times. I saw that you'd read Dirty Streets of Heaven, but don't know if you ever read bk 2. I didn't get through bk 3 in the end.

I didn't know there was only six of these - I'd read up to human division when that one came out in pieces, haven't read end of all things. 6 books makes a re/read much more reasonable than I'd thought.
