I mean they're currently building a pretty walkable grid of townhouse mansions by the train station in Tarrytown and plenty of other NYC suburbs could certainly support similar densification (this one being a bit easier because the site was a brownfield)

many planners understood traffic dynamics on urban streets perfectly well by the 1920s even, and certainly by the 1940s, but there was a lot of the exact same motivated reasoning one sees today with regards to the implications of cars in cities

was just looking at Levittown where the 6000sqft lots that were built out with similar houses are rapidly being rebuilt with $1.5M+ mansions because there are no more potato fields within a reasonable commute of NYC

the tarrytown/sleepy hollow waterfront is at least getting built up at midrise density but the housing is still comically expensive enough to indicate that the density should be still-higher (and in buildings with pretty inefficient floorplans compared to mostly-single-stair brooklyn heights)
