CEQA actually has deadlines in the law. Nobody follows them, but they exist. I even got our state regulators to admit it, even if they later backed down.

I don't think that's a fair framing. The developer is choosing not to pay a tax. The trades are free to compete for the work.

Berkeley should pay for public benefits instead of taxing new housing.

(Note the labor requirements don't apply to small projects or SFH renovations.)

I think you're probably stuck in Tahoe then.

Bear Valley, Dodge Ridge, etc., the cheaper alts, you can get some views, but the best views are while skiing, and the restaurant scene is.... let's say smaller.

Will, is there a single place in the country where the base zoning allows for multi family development and yet the only thing that is built is single family homes ? Does that happen anywhere at all ?

I absolutely agree there is a large part of the market (I am one) who prefer owner-occupied and likes having a car.

I would pay more, and, if allowed, the invisible hand of the market would provide me with options.

And cities do need to plan for that outcome.

But via zoning.... no....
