🏠 Newport Beach has no binding affordable housing requirement. Out of 5,000 units proposed, only 6–9% are affordable—far below what’s needed. Without action, we risk lawsuits, penalties, and losing control of our future.

📢 It’s time for City Council to adopt a real Inclusionary Zoning Ordinance.
Top 3 to watch:
✈️ Oct 1 & 14 – JWA flight allocations + OC Supervisors vote (could mean more passengers).
🏘️ Oct 23 – Planning Commission reviews massive mixed-use project at Campus & MacArthur.

A Smarter Housing Future for Newport Beach

The State requires 4,845 new homes.
City Council approved 11,878 - more than double - without a resident vote.

The Housing Initiative petition restores balance by meeting state mandates without overdevelopment and keeping power in resident hands.
👀 Looking Ahead: On Sept. 23, City Council will consider the renewal of the Corona del Mar Farmers’ Market license and a moratorium on new tobacco retailers.

⚠️ Meanwhile, the Planning Commission approved 89 units in West Newport Mesa—far fewer than the 216 units (with affordable housing) identified in the Housing Element. This reinforces the need for continued dialogue with the community to find housing solutions that meet state requirements.
Last Week in Newport Beach:
Together, residents and City leaders made progress: patio hours at SOL Mexican Cocina were capped earlier to preserve neighborhood peace, and community voices successfully kept Mariners Park off the list of aquatic center sites.

✨ Why this matters: These choices set the course for neighborhood character, coastal access, and quality of life in #NewportBeach.

This week, the City Council (Sept. 9) will decide whether to override the County Airport Land Use Commission’s rejection of the project — a pivotal step that could shape Newport’s future land use and community character.

SPON is watching closely and will keep you informed. Community voices count.
🌊 Weekly Watchlist Update
Last week, the Planning Commission recommended approval of the Snug Harbor Surf Park — a controversial proposal to replace much of the Newport Beach Golf Course with wave pools, new buildings, and overnight units.
🔎 Transparency Gaps: Ordinances and property deals advanced with little public discussion, raising questions about openness.

📏 Planning Uncertainty: An Oceanfront setback ruling shows why clearer zoning rules are needed to prevent ad hoc decisions that impact neighbors.

🏘 Housing Tensions: Bonita Canyon condos highlight how past planning choices box in today’s Council—often clashing with neighborhood concerns.
