Oh yeah, waiving contingencies was normal but there was no way we'd wave inspection. Anyway that house is only a few blocks away from the house we ended with and I am much happier with the location/condition of this one.

When I bought my house in 2022 we had to offer at least 50k over asking to even be competitive. In one case they did accept our offer but someone swooped in and offered to wave the inspection which we refused to do. Houses sit a little longer now.
