Good episode. I would add that we’re similarly bad at cost-benefit analysis for environmental requirements, stormwater management requirements, etc. A dense city full of stucco boxes is more sustainable than sprawling LEED Platinum single family homes.

I remember 3 or 4 years ago the rents were about the same in nominal terms, which translated to about 70% of AMI at the time.

Every so often I look up the rents for the Nook on Valdez, a micro-unit project in downtown Oakland built about 10 years ago. They are currently renting units affordable to people at 45% of AMI. This is a market-rate project that pays property taxes.

It seems like a certain segment of Black people, especially Black men, drifted from the Democratic party because BLM and the BLM Global Network became seen as a scammy, ineffective movement/organization. Folks became disillusioned and no Dems called it out as a failure.
