Developments take time and back in 2021/2022, the narrative for the CRE crowd was cities are dead and the Sunbelt growth story is infinite (which of course turned out to be very wrong!). As a result, people over allocated to the Sunbelt and ignored markets like Chicago.

I think most of it was going to be paid for by Sterling Bay and they were going to be reimbursed by the TIF district.

Also let’s be real: the vast majority of people do not want to own a home where a community land trust owns the land. It’s not a bad idea if executed properly but the people advocating for this need to be more realistic.

ARO does not kick in until a project has 10 units. Very unlikely to be relevant for small lots which this is targeting.
