Around here it's mostly rich NY and PA people who couldn't afford the North Jersey or Cape May shore real estate markets. Many are young couples who scooped shit up during COVID with cheap rates. They'll use the house a few weeks a summer and Airbnb it the rest but owner greed has killed the market.

I live in Airbnb hell and the last two summers have seen occupancy rates nosedive by the beginning of August. It's much cheaper to take a family of four to the Bahamas or Mexico for a week than it is to rent an Airbnb at the shore.
