You need to be hot to ride in the winter. Hypothermia is a serious risk.

Interesting! Would you care to elaborate a bit? I can see the negative of demolishing mom & pop shops to bring in higher cost commercial spaces which are less affordable for business owners.

I do think about low-rise commercial in my area and how it could benefit from more dense residential.
