New home builders don't have an emotional connection with the house they build. They will undercut existing home prices if that is needed to move inventory. Homeowners sometimes fall into the trap of thinking that their home is special to buyers. Unless they were a movie star, buyers don't care.
Me in @opinion.bloomberg.com: New home prices are now lower than resale prices, a historical rarity, and a function of the new home market adjusting faster to market conditions than the resale market, and suggesting more downside risk to resale home prices in 2026: www.bloomberg.com/opinion/arti...
A Historic Housing Disconnect Is Forcing Prices Down
When new homes start selling at a discount to re-sale houses, it’s time to sit up and pay attention. Apollo Global Management’s Chief Economist Torsten Slok noted the anomaly in a recent note , the fi...

New in PN: This is what a white supremacist administration looks like

"The Republican Party of today, embodied as it is in Donald Trump and the administration he leads, is no longer so worried about being called racist, because it has unashamedly taken white supremacy as its cause."

From a reputational standpoint, I would love to hear how freezing Russian assets indefinitely is any different from transferring them to Ukraine.

It is time for Belgium to stop helping Russia by blocking the assets.

It makes no sense to me either. But we must trust that Trump always has a plan. There is no Trump but Trump and Don Jr is his messenger.
Markwayne Mullin defends Trump pardoning Honduran president who was convicted of drug trafficking: "What the president is doing is always calculated. I haven't had a direct conversation with the president about it, but I do trust his natural reaction and his approach to foreign affairs."

Reporter: If there were a second strike that killed wounded people, would that be legal?

Trump: I don’t know that happened and Pete said he did not even know what people were talking about. I wouldn’t have wanted a second strike. The first strike was very lethal. It was fine.

I know it's taboo to get too excited, because JD Vance is also a fascist. But here's the thing: the MAGA coalition is already shaky. And Vance simply isn't the kind of leader who can keep a lid on the growing infighting.

Plus, he'll probably end the tariffs.

NBC poll: 63% now think college degrees not worth the expense, up from 47% in 2017. With AI threatening white-collar work, that skepticism will only rise.

Add in Trump’s foreign student hostility and the demographic cliff from birth rates falling, American colleges are facing a brutal road ahead.
Poll: In a dramatic shift, Americans no longer see four-year college degrees as worth the cost
The latest NBC News poll shows two-thirds of registered voters down on the value proposition of a degree. A majority said degrees were worth the cost a dozen years ago.

Social science takes time. Here, social scientists analyze a decade of evidence to show that a Supreme Court decision designed to suppress the black vote actually did. SCOTUS may soon obliterate the rest of the Voting Rights Act and we should not be shy about calling out what's going on here.
As we all wait for Callais to come down, our piece showing that Shelby County increased the racial turnout gap in most of the covered parts of the country has cleared the replication check and is incoming at JOP.
