Fresh start, same baggage
And while DC Flex is a program targeted at keeping renters housed, I would venture a similar flexible shallow income and savings program would have similar benefits for first-time homeowners, helping to keep them in their homes as they learn to handle the uncertainties of homeownership

The crazy part is with the new football stadium and neighborhood that is supposed to be built around it, it could actually be extended to be a great on-site people mover connecting three metro stops to the front door of the stadium.

But without significant aging (ie into the retirement ages) hh growth w/o pop growth suggests a shift to higher incomes. A lot of communities struggle to recognize that demand/prices for housing can grow while pop. Is not increasing and the implications this has for schools, services etc.

Yes more house and fewer people is the general trend with growing incomes and restrictions on occupancy but this is also observable over space (accelerated/or decelerated) as neighborhoods change. In areas that aren’t becoming higher income, you generally see this with the aging of the population.

This is one of the least talked about implications as places become higher income. They can lose population relative to available housing as higher income households are smaller, fewer kids/less likely to double up.

But only half in jest, if I were a young scholar I would scan any of the fictitious citations to see if I could write them, because statistically those citations should exist and would be cited.

Given all that, I wouldn't bet on AI leading to an era of 3-day week for all. Even if it does, the US is the last place I would expect to see it. Still: the dystopian outcome where the rich get richer and the masses are left to subsist on a basic income might also be good for video games companies.

But also what’s up with “DC abundance” this has nothing to do with DC, call it “national” or “Beltway” but leave DC out of it, we have our own strong local movement for more good things for people that shouldn’t be tarred with that brush.
